We're honest about that last row. If the goal is the smallest number this quarter, someone will beat us, usually by leaving the survey, the compliance path, or the warranty out of their scope.

Sometimes you should, and we'll say so. Repairs and restorations make up a large share of our commercial work across Los Angeles and Orange County. What the moisture survey settles is whether water is already trapped in the insulation. Once it is, patching only moves the leak, and you're paying repeatedly for a system that's already finished.

Usually we're quoting a different scope. Low bids tend to omit the moisture survey, tapered insulation, code-required cool-roof assemblies, permits, and the certified crew required for a manufacturer warranty, then change-order them in later. Send us the other proposal and we'll mark up the differences line by line.

A silicone restoration on a 30,000 sq ft roof is typically a few weekends. A full tear-off and replacement runs one to three weeks depending on deck condition, tapered insulation, and how tightly we phase around occupancy, whether the building is in Los Angeles County or Orange County. The schedule is in the proposal before you sign.

On NDL systems, the manufacturer covers both material and labor to repair a covered failure, with no dollar cap, and it's registered to the building, so it survives a sale or a change of management. We also warranty our own workmanship. Both documents go to you at closeout.

We pull the permits, specify CRRC-rated assemblies that satisfy Title 24, and run Cal/OSHA-compliant crews with fall protection documented, on every job across Los Angeles County and Orange County. Certificates of insurance go to your manager before we mobilize.
