What it is

Individually Laid Tiles Over A Waterproof Underlayment.

A tile roof is really two systems working together. The tiles are the armor, clay or concrete units laid in overlapping courses that shed most of the water and take all of the UV punishment. Underneath, a waterproof underlayment is the actual watertight barrier.

That separation is why tile lasts so long. The tile protects the underlayment from sun, and the underlayment catches anything the tile lets through. It suits steep-slope homes and buildings framed to carry the weight. Tile runs roughly 6 to 12 pounds per square foot, several times the load of an asphalt shingle roof.

Because tile itself rarely wears out, most tile work across Los Angeles County and Orange County isn't a full replacement, it's a relay. The tiles get lifted and stacked, the aged underlayment is stripped and replaced, and the original tiles go back down. The roof is renewed for decades at a fraction of the cost of a full tear-off.

Deck
Sheathing inspected and repaired. On older homes, we confirm the framing is still rated for the tile load.
Underlayment
Two-ply or self-adhered high-temp membrane. This is the true waterproofing layer, and the one with a finite lifespan.
Battens / fasteners
Battens or direct-nail application per the tile profile and slope, set so water can drain freely beneath the tile.
Field tile
Tiles laid in courses to the profile's exposure, with the headlap the manufacturer specifies.
Flashings
Valley metal, pan flashing, and mortar or metal detailing at every wall, chimney, and transition.
Hip & ridge
Ridge and hip tiles bedded and secured, a frequent point of failure on windy or poorly detailed roofs.

Whether it's a relay or a full replacement is the biggest factor. After that: square footage, roof complexity, tile profile, how much tile breaks during removal, and any structural or deck repair we find underneath. Relays typically cost far less than new tile because the material is already on your roof.

Usually. Most profiles are still produced or available through salvage, and we plan for a breakage allowance on every relay across Los Angeles County and Orange County. If the exact tile is discontinued, we blend replacements into less visible slopes so the street-facing elevations stay uniform.

On a tile roof, a leak in one spot usually means the underlayment has reached the end of its life across the whole slope. Patching buys a season. Relaying that slope fixes the actual cause. We'll show you the pulled sections so you can see which one you're dealing with.

If your home already has tile, yes. If you're converting from shingle, the framing may need evaluation, since tile runs several times heavier. Where the structure can't take it, lightweight composite tile gives the same look without the added weight.
