What it is

One Reflective Sheet, Welded Into A Continuous Surface.

TPO is thermoplastic polyolefin, a single-ply membrane, usually white, manufactured in wide rolls with a reinforcing scrim in the middle. It rolls out over the roof and the overlaps get heat-welded, so adjacent sheets fuse into one continuous piece of material.

It's built for flat and low-slope roofs with large uninterrupted areas: warehouses, retail boxes, light industrial buildings, and any structure across Los Angeles or Orange County where a bright reflective surface pays for itself in cooling load. Wide rolls and welded seams mean fewer seams per square foot than almost any other system.

The white surface is the other half of the story. TPO reflects most solar energy instead of absorbing it, which makes it one of the most direct routes to Title 24 cool-roof compliance in California.

Deck & tear-off
Existing roof removed or prepared, with wet insulation identified by survey and replaced.

Polyiso board installed to the required R-value, with tapered sections built in to move water toward the drains.
Cover board
A cover board over the insulation gives the membrane a firm substrate and improves puncture resistance.
Membrane
TPO rolled out and attached mechanically or fully adhered, per the wind uplift calculation for your building.
Welded seams
Overlaps hot-air welded and probe-tested along their full length. Every seam gets physically checked, not just visually.
Terminations
Parapets, curbs, drains, and pipes flashed with matching membrane and terminated with bar and sealant.

Questions About This System.

Square footage first, then membrane thickness, attachment method, and how much insulation the roof needs to hit code R-value. Tapered insulation for drainage and the number of curbs and penetrations are usually the biggest swing factors after size.

Twenty to thirty years depending on thickness and detailing. 60 mil is the practical commercial standard for buildings across Los Angeles and Orange County, and 80 mil buys longer warranty terms and better puncture resistance on roofs that see traffic.

If the existing roof is sound and dry, a coating is cheaper and avoids a tear-off. If the insulation is wet or the roof needs to hit a current code R-value, TPO with new insulation is the real answer. The moisture survey decides it, not the sales pitch.
